What makes a loan “tough,” and why does experience matter?

Self-employed income, investor portfolios, recent credit events, unusual properties and tight deadlines all fall outside the standard checklist. After 21 years, Erik has seen most of them and knows which programs, DSCR, bank statement, private money, bridge and others, may fit when a conventional file does not.
